Great property Manager and Factor! We changed our factor over a year ago and after a selection process where many people were of the opinion that they were all much of the same we decided to go with Redpath Bruce. It has been night and day. Our property manager is enthusiastic and gets back to us quickly. He even managed to sort out a legacy issue that has been ongoing for four years, getting insurance to pay for the repairs. So far a year and a half on, I can’t recommend them highly enough 😃

I don’t usually leave reviews but I’ve never experienced worse customer service than I have from Redpath Bruce - to the point I no longer feel safe in my property, avoid them at all cost. Firstly you’ll have to wait at least two weeks for any response from them, no efficiency or customer care whatsoever. The main entrance door of the property repeatedly breaks and makes access from the busy main road outside the property into the flats incredibly easy. As a woman who lives alone this makes me feel unsafe and puts me at risk. Despite regularly making Redpath Bruce aware of the regular door breaking and lack of security, they are slow to fix it, have come up with no permanent fix and show no care for resident safety. Meaning for days and weeks at a time my property is easily accessible by anyone. We have previously had a break in and multiple thefts. They employ a contractor on our behalf (MPC Gardens) who multiple residents have complained about as they aren’t fulfilling their contract, we have evidence to support this but Redpath Bruce will do nothing about this, just repeatedly bill us extortionate amounts for work not done. They refuse to even implement sign in sheets for the contractor to ensure work is being done on site. They sent out a budget plan for 23/24 for a completely different property and didn’t notice until this was pointed out to them by residents, it then took 10 days to receive the correct budget plan in the post. In this budget plan they also increased their management fee - laughable when they haven’t even provided basic property management thus far. This is just a small overview of issues over the last year alone. Avoid. The reviews here say it all.

If i could give zero stars, I would. Redpath Bruce "manage" the shared spaces in a development where I own a house. No matter how many times I've asked them to address parking issues on the grounds they have done nothing about it. They are lazy and don't seem to care about the concerns of the residents. They don't carry out the work they say they will carry out and the shared grounds are often looking messy and full of rubbish. I will be looking to employ a new factor as soon as possible. Avoid at all costs.

Would have given zero stars had that been an option. Inept, lazy, uncommunicative, & absent are 4 words that spring to mind when I think about this company. They managed a development in Edinburgh (from Glasgow) where I own a flat for just over 10 years and all of us owners have just terminated their contract. They sit back in Glasgow collecting fees with absolutely no attempt over the years to proactively contact owners to arrange meetings (never mind them even inspecting the developments once in a while!). On more than one occasion I have had to identify issues, take photos and videos and contact them. Even had to arrange to meet their roofer onsite more than once to allow him access to the roof. They're happy for owners to act as unpaid representatives of their company. They also sent a very threatening letter to owners about a debt which had accumulated over years. They act in clear breach of their Code of Practice. So lazy and uninterested in property management - I will never recommend them. Use them at your peril!

Our business has successfully been a client of Redpath Bruce’s for many years. Customer care and diligence is consistently delivered across all instructions we have worked with them on. They have, in fact, on more than one occasion, found solutions when I was at my “wits end”. A business who I would highly recommend.
