UPDATE ON 25/11/2022 I PURCHASED A DRONE ROOF INSPECTION BY ROTORGRAPH LTD AND REPORT FROM SIMON HOLLIS MRICS TO IDENTIFY THE EXTENT OF WORKS NEEDING TO BE RECTIFIED. 01/01/2023 MR JAMES DOUGLAS (SENIOR) IS PERSONALLY PAYING TO HAVE THE PROBLEMS IDENTIFIED ON MY ROOFING REPORT TO BE RECTIFIED BY YORKSHIRE BUILDERS (PETER GARDNER) of Adwick Le Street, (check out his reviews!!) 11/01/2023 All problems were supposed to have been fixed, however I spotted several botched repairs and a further inspection shows many of the issues still remain unresolved. I've had no response to date from my correspondence to James Douglas or Peter Gardner with regards the outstanding issues. Full roof replacement £8500.00 -28 March to 13 April 2022 Scaffolding was erected 28 March and I paid my deposit on the 31/03/2022, It snowed so work wasn't started until 2 April, roof tiles were removed and lots of rubble, tiles waste dropped into the loft areas and left. The rear half Roof and wall cavity were left exposed until 12 April, heavy storms resulted in flooding into the property. I was promised the work would be completed by the 12 April. I arranged for a building control inspector to sign off the work, I informed James about this and work rapidly recommenced. 13 April, the final tiles were fitted and damage they caused to the gutter was rectified. Loads of building debris blocked the gutters and down pipes causing an overflow leaking into the neighbours commercial kitchen. 30 October, rain is again entering my property, untrimmed felt blocking a gutter corner joint causing the water to block and overflow into the wall cavity. Dry valleys NOT fitted properly, wet valleys NOT pointed in, tiles poorly cut, ridge tiles not clipped in place, Timber frame on Dorma window not covered and left exposed. Flashing stuck onto bricks with sealant, not cut in! Lots of work has now been carried out to remedy ongoing water penetration due to the poor workmanship. If you are going to use them, closely inspect their work before making full payment, so you can address any issues immediately.

We asked LAB Civils to repair our roof last year, at a cost of £4,600. Very soon after the work was finished we started noticing that the edging of the roof was peeling back. Someone came and repaired it, but the same has happened immediately. In addition we subsequently found that they’d done almost £2,500 of damage to windows which had only been fitted a few weeks before. They’ve also cracked two slabs of our patio and broke two panes of glass in our greenhouse by dropping things from the roof. We asked repeatedly for them to attend to review the problems. They did not turn up for 3 appointments. They talk a good game, but the bottom line is that I wouldn’t trust them with my property again.

The workmen were courteous and so polite. No problems initially James (the owner) came and gave me a quote, I dutifully paid the deposit. Did not hear anything unless I called the office. Eventually six weeks later work starts. James came and spoke to me half way through the job to get another £2000. I felt a bit held to ransom as they were halfway through the installation I wanted this work completed. Then I was told the price of materials has gone up 29% and could we help them, recover their costs. I respectfully declined as the quote had been given 6 weeks prior to work starting, so if work had been completed sooner there would not have been such a rise in materials. Now since completion the owner is not returning my calls, emails or texts. The gutters leak. Not had the paperwork with10 year guarantee or completion certification either

AVOID if you're looking for tradesmen you can trust. The initial work was okay, but a month after it was complete, we had cracks at the top of our driveway, our garden gate has completely fallen off, and the joints in our paving has started to crack. Lab Civils have been promising to come and rectify the issues for 6 months and never turned up. Extremely disappointed with the workmanship and lack of integrity. UPDATE: the defective work was eventually rectified. Much later than we would've liked, but we appreciated effort and can see that they have made an effort to improve their communication.

Workmanship is absolutely 2nd to none! My drive looks fantastic and the whole team put a tremendous amount of effort into achieving an excellent result. From start to finish, quote to completion, we have had a wonderful experience with LAB Civils. We also through a curve ball at them 12 hours in and asked for extra work, which was completed the very next day! So, as well as the price being by far the best we received the work is incredible too! Thank you all very much.
