This was my first time dealing with this company. Overall a very good experience. My phone call was answered after only a minimal wait and the call handler, Anthony was very friendly and helpful, whilst still remaining a professional manner. He was able to easily sort out the problem I was having with online access and provided all of the necessary paperwork incredibly quickly. Thank you, Anthony. Let’s hope that today’s efficiency continues into the future.

Called Kingston property services today to report some issues on the estate where I live. Helen the lady who took the call was very helpful. She was patient and logged each of the issues accurately with good humour. So this review is for Helen and the call I made which is five star. Very very important now that action is taken to rectify the issues.

Do not do any business with this absolutely abysmal company. They will happily take your monthly service charge but will become incredibly defensive if you ever make a complaint about their service. They will provide vague answers for a while and then eventually the property manager will come in with a rude email shutting things down simply because they don’t want to talk about it any more.They will just say “it’s not our fault” with no evidence — it’s quite fascinating. I’ve reported them to the property ombudsman multiple times this year due to how neglectful and unhelpful they are with complaints. They will lie through their teeth just to avoid any accountability. Luckily from reading other reviews here and from other sites, more people have realised this too and Kingston have a poor rating, as they should. Kingston, if you’re reading this. You should be thoroughly ashamed with yourselves.

08/01/2026 This is an add on to what I wrote a couple of months ago. I have just called the emergency line to report the treacherous roads on the estate. I have just slipped even with hiking boots on. The roads are like an ice rink. I asked if someone could come and grit the roads to be told that we are not responsible for the roads and paths… hold on what is the money called maintenance being paid for. The advisor said it was Bellway’s responsibility, however Kingston act on behalf of Bellway / St Mary’s management. It states in the TP1 that the maintenance company are responsible for the roads being gritted. I am now waiting for a response from the estate manager to the email I have sent.. no doubt it will be ignored or another excuse will arise. Kingston / open spaces/ St Mary’s management company/ Bellway are once again not providing a service. If I could give minus 10 stars I would. Been on a estate in Northumberland for 6 years and between Kingston, open spaces and so called St Mary’s management company/Bellway, because I can’t decide who is running the horrendous show nothing gets done. Through their lying and taking money from residents when all that is done is the grass cut for over £370 a year , then threatened with court if you refuse to pay these so called charlatans! My advice to anyone who is going to buy a property that these 3 company’s own.. don’t! Please save your money and the stress and heartache these people put you through. Response to Kingston/ Open spaces. You say that you will be happy to outline the services charged. What services apart from cutting the grass. No landscaping , drains blocked , roads not cleared , weeds and moss everywhere, speed bump that has been in the hedge for 6 years, pathways falling apart !! Believe me I have tried for 6 years to have a discussion and all I get is the above company’s blaming one another for responsibility. Fleece hold is exactly what it is and bullying to pay then if you refuse you’re taken to court! You really don’t even deserve a response. The reason why I write this is to warn other people thinking of buying a house that all the management companies have over these estates.

​I am incredibly annoyed and frustrated with Kingston Property Services. Every single year, the maintenance of our property is completely neglected. Nothing ever seems to be looked after or maintained, and every year I am forced to contact them myself just to ask what we are actually paying for. It should not be the resident's job to chase a property management company to get them to do basic upkeep. ​What makes it worse is the double standard. While they are entirely non-existent when it comes to doing actual maintenance work, they are incredibly fast when it comes to chasing up payments and invoices. Their financial department is lightning-fast, but their service delivery is shocking. ​If you want a company that takes your money instantly but does absolutely nothing to earn it, Kingston Property Services is the one for you. Avoid if you actually want your property looked after.
