I’ve had an excellent experience with the concierge team. Especially Mik, the gentleman on the night shift, and the maintenance guy at Viadux. They have always been professional, friendly, and incredibly helpful, going above and beyond whenever I’ve needed assistance. They are approachable, responsive, and genuinely make living in the building a much better experience. While there are still some maintenance issues within the building that I hope management will continue to address, it’s important to recognise that these are outside of the concierge team’s control. Despite this, they have always been proactive in providing updates, following up on issues, and doing everything they can to help residents. A big thank you to the concierge team above for their outstanding customer service and commitment. They are a real credit to the building.

I had a wonderful experience living here and would highly recommend this accommodation to anyone studying in Manchester. The apartment is always clean, tidy, and well-maintained, with a pleasant and welcoming environment. The rooms are spacious, comfortable, and fully equipped with everything you need for everyday living. One of the best things about this place is the staff. Every member of the team is friendly, approachable, and always willing to help whenever assistance is needed. Their excellent service made my stay even more enjoyable. The apartment also has a well-equipped gym, and the management regularly organizes a variety of social events, which creates a friendly community atmosphere and gives residents plenty of opportunities to meet new people. The location is also fantastic. It is within walking distance of the University of Manchester, making it very convenient for students. Getting to the city centre is quick and easy thanks to the excellent transport links, and there are large supermarkets, restaurants, and other amenities nearby. Overall, I had a very positive living experience here. It is a comfortable, convenient, and well-managed place to live, and I would definitely recommend it to future students.

Substandard property management services from a company that clearly prioritises its bottom line over the basic safety and maintenance it is contracted to provide. While the vehicle gates have finally been fixed, they were previously left wide open for months due to poor maintenance, which almost certainly contributed to recent break-ins at the Castle Irwell development. It is staggering that a company collecting over £13,000 a month in service charges originally cited a lack of funds as the reason for the delay. The issues are still endless. Although they provide a portal for logging maintenance, there is a consistent failure to follow through on what they say. As a homeowner, I feel like I constantly have to remind them to do certain aspects of their responsibilities. Offensive graffiti in the park remains for months, equipment stays broken, and litter picking is substandard. They have also been incredibly slow to deal with residents disposing of bulky items despite there being a nearby recycling centre. Their only suggestion is to send letters, yet they refuse to affix signage to deter the behaviour. This lack of action has led to my personal garden waste bin being used by others for general waste when it has been left out for collection. We are being nickel and dimed with separate charges for their own management app and confusingly itemised bills for staff pensions that should be consolidated. Furthermore, we are being charged a general property management fee alongside a separately allocated property manager fee, which is entirely nontransparent. Currently, the shared bins are overflowing as shown in the photo, which is just the latest example of their failure to manage the basics. Avoid this company if you value security and transparency. Why should we have to live like this?

⭐⭐⭐⭐⭐ Carl was absolutely brilliant! He was professional, friendly, and very helpful throughout the whole process. He clearly knows what he’s doing, worked efficiently, and took the time to make sure everything was done properly. It’s great to come across someone so reliable and hardworking. I really appreciate his excellent service and would definitely recommend Carl to anyone who needs a dependable maintenance man!

Really really easy to move through the processes. The best property management company I’ve ever seen so far to be honest. I’m currently trying to rent one of theirs and Alessandra really helped me and my partner a lot. She also really kind as well because even though we’re currently facing problems, she didn’t hesitate to give us the best advice on how we could solve it. Really thankful for that and we are really satisfied to move forward with you guys.
