I hired JD Property Services in July 2025 to replace the roof on my kitchen and bathroom extension, including a skylight and Velux window. Although they replaced a few cracked slates quickly, several serious issues remain unresolved. Workmanship • The kitchen extractor vented directly into the enclosed roof cavity for seven months instead of being connected to the roof vent. • The bathroom extractor duct was pierced multiple times by roofing nails. • An external slate roof vent started lifting in less than 10 months after the sealant used to secure it failed. • The sealant/paint around the skylight started peeling within months. It was reapplied twice but kept failing. The repeated applications also left a raised lip around the skylight that caused rainwater to pool on the glass. • The fascia and soffit boards have had a noticeable twist along their entire length since they were installed. When I raised this, I was told it was "normal." • A gap of around 15 mm by 15cm was left between the new uPVC boards and the brickwork, leaving the roof edge exposed. Aftercare • I received duplicate invoices and was chased for payments that had already been made, sometimes late in the evening. • When I reported the ventilation issues, I was told my temporary DIY fix was good enough and that no further work was required. • Since 22 May 2026, I've spent over seven weeks trying to arrange permanent repairs. After several rearranged appointments, the company failed to attend the final scheduled site visit without notifying me in advance. • I'm still waiting to receive the original manufacturer warranties and the required Building Regulations compliance certificate. I'd recommend that anyone using this company makes sure they receive all warranties, certificates and compliance paperwork before making the final payment. Had y boiler serviced and 3 new radiators fitted. Response to my request was fast and can’t fault hassan who did the work. Excellent job completed nothing was too much trouble kept everything clean and tidy and really friendly guy. First class service and will be using these guys again as I have other work to be done around the house when we are ready

The team did an absolutely fantastic job from start to finish. We had a 22,000 sq ft building clearance, and the team professionally disconnected and removed everything from kitchen equipment through to a large UPS system with no issues at all. Communication, organisation, and professionalism throughout the project were excellent. I would highly recommend their services and will definitely be using them again for any future works in the Manchester area.

I would like to say how happy I have been from start to finish with the whole project. Lance has been really thorough and explained everything well. Fixed issues when they have arisen and a big thank you to the guys who completed the work to a really high standard. I am extremely glad I chose your company and the other residents seem happy too which is a bonus!
