5 most relevant · via GoogleIf your flat is managed by D&G Block Management, I would strongly advise thinking twice before buying in that building. Around three months ago we had a leak in the building, and no one from the management company responded to us for two working days. We tried calling and emailing multiple times but received no reply in any form. Because the situation was urgent, we contacted plumbers who work with D&G Block Management ourselves. They temporarily fixed the issue and informed us that the drainage pipe needs to be fully cleared for the problem to be properly resolved. Since then, I have repeatedly contacted the management company about this issue and have not received a single response to my emails. The only communication I received was a document containing the plumber’s report stating: “As a result of the debris pulled from the line, it is highly recommended that the route be cleared with electromechanical gear to ensure the pipework is fully descaled.” The managing director, Calum Watson, who is responsible for our property, appears to be too busy to send even a short email or return a phone call. I am mainly writing this review because it genuinely feels like nobody is managing our building anymore. Perhaps someone from customer service will see this and help us assign an actual property manager. One final example: I called D&G this morning and, surprisingly, someone answered. I asked to speak with Calum Watson and was told he had back-to-back meetings all day and would not be able to speak with me. I then asked if he could call me back later. The response I received was “maybe.” I repeatedly asked whether he would call me back in the next few days — a simple yes or no — and the answer was “I can’t say.” This clearly shows that there is effectively nobody managing our building or able to give residents even five minutes of their time to address serious issues.
Since D&G Property Management took over 56 Vincent Square, the service has been nothing short of unacceptable. Communication is extremely poor, emails are ignored, and residents’ concerns appear to be treated with complete disregard. The building intercom has been broken for around six months with no proper resolution. Parcel security issues and stolen deliveries have repeatedly been raised, yet D&G has failed to take any action. The handling of the fire door project is deeply concerning. A quotation of around £300k was presented, but after leaseholders challenged it and obtained an independent quotation, the cost was closer to only £120k. The rest £180k for sure would end up in the owner's own pocket. When leaseholders would like to challenge D&GBM at the AGM, the meeting was moved one hour earlier the day before without any notification. The excuse that the email system “failed to reach everyone” is simply unacceptable for such an important matter. AVOID THIS COMPANY AT ALL COST
Dangerously incompetent property management. Basic issues such as a broken communal entrance door, no staircase lighting and a flooded basement have remained unresolved for months despite repeated requests. This goes beyond poor service. When basic access, lighting and water issues are neglected, it raises serious concerns about safety and D&GBM’s competence to manage residential property. Based on our experience, I would strongly advise others to think carefully before appointing D&GBM.
Astonishingly unprofessional and unresponsive company unfit for use. D&GBM manage a property in which we purchased an apartment in September 2025. The apartment was uninhabitable, requiring substantial work including rewiring and new plumbing in order to become habitable. To enable the works, a license to alter is required. We submitted an application in October and 6 months later in April 2026 we have still not received a draft licence for review or any explanation for the delay. Despite repeated follow-ups, we have received minimal updates, no meaningful progress and their own key commitments have not been met. We were advised the draft Licence to Alter would be issued by the end of March; when this did not happen, we were then told it would be received on 28th April, which again did not occur. The continued delay is causing significant but avoidable stress, disruption and growing financial cost to us. We have acted diligently throughout this process, seeking updates in good faith and have made swift payments when requested, but the absence of communication and the unreasonable delay are unacceptable. The prolonged uncertainty is having a serious impact on our wellbeing. Avoid any involvement with this company at all costs.
Very disappointing experience with the management of 123 Gloucester Road. Communication has been slow, unclear and lacking in accountability. An exterior glass panel on the mews side of the building was reported as damaged nearly two months ago. The responsible party has already confirmed they will cover the cost, yet there has been no meaningful progress, no clear update and no firm timeline for resolution. Responses have focused on procedural technicalities rather than actually progressing the repair. For a managing agent responsible for maintaining a building, this level of delay and lack of transparency is concerning. A formal complaint was raised requesting clarification and next steps, and no response has been received. Leaseholders and commercial occupiers rely on proactive and efficient management. At present, that standard is not being met.
