Clear Building Management Limited

I do not recommend this company. They are only interested in collecting the very high priced service charges which are £160 per month for a one bedroom flat IN LUTON. The only service that I can see being provided is the communal area being vacuumed once a week. The bins storage local is poorly maintained. The windows had never been cleaned despite paying for the service every year ( 7 years so far). The car park is ALWAYS dirty. There are a lot of safety issues within the building. Not one coat of paint has been done since they took over. The caretaker lives on site so you'd think that issues will be sorted swiftly. Grease on the carpet is still there WEEKS later. Many more services we are paying for but are not provided. So many more issues....

Terrible to be a tenant at property managed by clear. The lift in my building has been broken for over a month and they don't seem to care. No meaningful updates on when things will be fixed. Glass recycling has been promised to be 'coming soon' for over 3 months now. Meanwhile they have grand plans to redecorate the courtyard and move letterboxes.

Incredibly poor service. Slow and incompetent doesn’t describe this outfit. Every time I have to deal with them They make the smallest things Into the biggest headache. I definitely wouldn’t recommend them and going by the reviews. I’m not the only one who wouldn’t. stay well Clear save your money. Response I can confirm you have sent 3 specialist The roofer told me explicitly that he could see evidence of squirrels, he didn’t know whether it was new or old. & based on the fact that we have already caught 5 squirrels from my attic over the years. Maybe you should trust a person who has experienced it the most. The electrician I will grant you, he did not find evidence of squirrels, but based off previous experience. I wasn’t taking any chances and wanted them checked. He also did not enter the attic, therefore did not check the whole wiring just what he could access from my kitchen. Rentkill did come but did not enter the attic and did not even bring a set of ladders to go in the attic. He advised that we trap and I’m still waiting for some sort of outcome from that nearly 2 weeks later. As for the suggestion that I’m the only one who can hear them is just not true. I’ve spoken with the neighbour and she has heard them. You seem to be in denial about it, in the hope that it will just go away and you won’t have to deal with it anymore. But on the two previous occasions when this has happened, I’ve come home to a flooded apartment, and it’s only a matter of time before that happens again. Choice is yours. Deal with it now or later. It’s also very interesting that I only get a reply to public declarations, when in private I don’t hear a word from you. Unless I chase you. It’s almost like you don’t want anyone to know the bad experience people are having.

We would like to commend Clear Building Management for the excellent service they are carrying out after taking over the management of the property at Eaton Road. The takeover was handled professionally throughout. Any issues we have passed to them in recent weeks have been dealt with promptly and professionally. We would like to thank them for their continued excellent service. We would not hesitate to recommend them to anyone looking for a company to provide property management services.

After taking over, the first advice Clear Building Management gave us was that the previous agent (Ground Solutions) had under insured our block. We accepted this in good faith and unfortunately without question. Two years on, we found that we could easily get the same insurance for around £550 instead of the £1250 we were paying to Clear Building Management. Strongly recommend that you ask about this charge before you take them on. Also ask if they get more than one quote for repairs as we ended up paying way over the odds for relatively straightforward work. Additional Comments I am surprised that you have taken 9 months to respond to my review. Nevertheless it is now necessary for me to comment further to your incorrect information so that any potential clients are made aware. The RICS Surveyors were engaged by your predecessors Ground Solutions not yourselves, and they wrongly assumed that our block had wooden floors. (Being regulated by RICS doesn't stand for much if they can't even identify what a floor is made from).The floors are in fact, suspended concrete so the insurance cost should have been less without the fire risk of wooden floors.You are also incorrect in that you, Clear BM had a survey done to identify a shortfall in cover. A year later we have paid £690 for our buildings insurance, much less that the £1250 you and you broker charged us in 2020. Getting approval from your leaseholders before high overspending on repairs should be expected from any worthwhile agent. You are responsible for your leaseholders money. Finally, we are now paying less than half the management fee per unit per annum than you were charging us..
