Urban Living Property Management

This management company is a disaster. Any reported issue is not resolved. People working for ULPM simple don't care and are very rude when speaking with them over the phone. They are there for money taken out of leaseholder's pockets, not to look after properties. They are being paid in advance so are not bothering about dealing with issues. Someone need to do something about it as currently it is only waste of leaseholders money.

I'm absolutely outraged at the way this company chooses to talk to its agents and tenants. I think they've forgotten that they are employed FOR the tenants - not the other way around. Unfortunately our flat is managed by this company and I can honesty say I've never heard of a company with such poor communication skills. We find out about important changes with little to no notice. We are expected to drop everything to accommodate them, they seem to not realize that people have other commitments such as work! They make big important changes without consulting or seeking permission from tennants - they decided to change the access code to our gate, which would LOCK US OUT OF OUR FLAT, with 3 days notice and the fobs we had to order through them didn't turn up. Shock. We had to phone the company director to get him to give us access to OUR OWN property and he only did so once we threatened to call the police for false imprisonment. Absolute nightmare. The staff are simply rude and abusive if you approach them about solving an issue, which is laughable because their website states they're "tenant focused". Their decisions actually make life worse for the tenants, not better, at least in my experience. Avoid at all costs.

As an owner of a property managed by ULPM I am pleasantly surprised at how great the customer service has been for me! From broken lights in the hallways, to disposal of rats, to window cleaning their responses have been prompt and the requests I have made were looked at very quickly and efficiently. A special mention to Jill who's been amazing at communicating with me.

A truly awful management company, the communication is diabolical as is there customer service. Any issues with our buildings seem to take months to resolve, and then they are done to such a poor standard. Their accounts department is exceptionally poor, constantly adding on excessive charges for no reason. I despair to think how badly they treat their own staff if this is how awfully they treat residents. Don't even get me started on the owner of the business, he is truly a nasty individual. I wouldn't even consider moving in to my current residence if I knew how much of an awful experience it is dealing with ULPM!

Can I not give a star? Because that what this company deserves for the service. Totally agree with the other bad reviews. The gate issue still ongoing for our block of flats. Despite issues previously which pointed out their poor communication with tenants they did not improve. Very poor managment skills.
